Early involvement and open minds allow us to explore innovations that not only assist with budget and buildability but also the management of the building.

Glenzeil staff are experienced in Green Star building design and requirements. We have accepted this building design and management concept as a change in direction for commercial construction.

Green Star rating tools include nine separate environmental impact categories:
• Management
• Indoor Environmental Quality
• Energy
• Transport
• Water
• Materials
• Land Use and Ecology
• Emissions
• Innovation

Other specific innovations include:-
• Cost solutions by use of new or alternative methods/materials.
• Reviewing and commenting on issues such as piling, anchors, waterproofing, hold down and other engineering issues.
• Review and comment on design aspects that may be imposing cost or buildability problems.
• Review and comment on Building Managements Systems including energy efficiency matters, sun control and air quality.
• Obtaining expert advice and recommendations from our contractors and suppliers.
• Review programming, and in particular, look at overlapping tasks to speed up the project.
• Advise on maintenance issues to reduce  the building running costs.
• Stay abreast of new technology such as excavation, lifting and other material handling equipment.
• Cost value engineering.

On-Site innovations include tool-box prestart and regular meetings where the site staff and contractors are encouraged to think outside the box and offer ‘blame-free’ advice to our Management.

Externally, we maintain networking relationships throughout the industry and associations to obtain new ideas. We put considerable effort into understanding Client’s needs and how to ultimately achieve the best possible solution.
