106 City Road is a five level commercial tenancy building in the main street of Beenleigh. When complete this will be the highest building in the area and a landmark for the town. The client is a major local civil/ subdivision developer, property owner and real estate agent now branching out into some commercial projects.
The project has a single underground basement car park, five levels of commercial tenancies and a roof top area accessible by the tenants. The construction techniques are very conventional and include a contiguous pile retention system for the basement walls with sprayed concrete wall panels between. Concrete and masonry vertical elements and PT suspended slabs. The exterior finishes are a combination of painted render, alpolic and curtain wall and the interior will remain as a shell for fit out by tenants at a later stage.
The project is currently excavated to basement level with the sprayed walls underway. Despite some untimely rain we are presently on programme to finish in April 2009.
