<p>Glenzeil has been awarded and commenced construction of ‘Blu’: 11 x waterfront terrace homes at Varsity Lakes on the Gold Coast. This is the 2<sup>nd</sup> development for developer Ben Skubris who previously teamed up with Glenzeil to complete the ‘H20’ apartments and villas at Varsity Lakes in 2009/10, which won the Master Builders State award for Best Low-Rise Multi Residential Housing (Townhouses).</p>
<p>These architecturally designed terrace homes all have living areas connected seamlessly to north facing suspended timber decks, with approx. 200m2 of internal floor area and up to 50m2 of decks and balcony area. Each of the eleven home designs feature three bedrooms, ducted air conditioning and luxury finishes and fittings over two levels.</p>
<p>Environmental considerations include, 3000 litre water tanks, north facing aspect, insulated roofs, heat pump hot water systems, covered outdoor living areas with sunhoods and screens to all west facing windows.</p>
<p>Stage 2 of the development comprises 64 apartments and will commence later in the year.</p>

<p>Glenzeil Pty Ltd have been appointed by project managers, Global Management Corporation, to construct a brand new office/warehouse facility for a National industrial irrigation and agriculture company, Nelson Irrigation Corporation of Australia Pty Ltd, in the thriving Seventeen Mile Rocks industrial estate.</p>
<p>This is a green field site ready for construction to start. Site works will commence with the installation of concrete tilt-up panel’s, cast onsite and lifted into position as the warehouse perimeter walls. This will be followed by the erection of the  structural steel  roof beams and metal roofing. Attached to the warehouse is a 2 story suspended slab office block that consists of secure undercover carparking on ground level with offices and meeting rooms on the upper level. There is also provision for a roof deck for display workshops of their irrigation products. The electrical &amp; mechanical services are design and construct by Glenzeil and our subcontractors, to ensure that the project meets BCA requirements. Minor external works are required with an external carpark and gardens.</p>

<div>The contract starts early February 2012 and with a 24 week construction programme, completion will be achieved at the end of July 2012.</div>

<p>Jolly Collier Hotel is owned and operated by Central Queensland Hotel Group and is the hub for the Dysart local community.</p>
<p>The hotel remained open to the public and Glenzeil’s main priority was staging the works around existing bar/kitchen outlets while ensuring safety to the patrons.</p>
<p>The refurbishment and extension to the Jolly Collier Hotel had its challenges, but with a lot of communication with the hotel management, the project was completed on programme.</p>
<p>New refurbishment works included a new TAB area, Gaming lounge, Main entry, Lobby and Main sports bar.</p>

<p>Blackwater Hotel is owned and operated by Central Queensland Hotel Group and is the hub of the Blackwater mining community.</p>
<p>During the construction, the pub remained operational and Glenzeil worked well with the hotel management to ensure minimum impact to the day to day operations of the kitchen/bar and accommodation.</p>
<p>The refurbishment involved demolition of the existing living quarters and main bar with the introduction of a new cocktail bar to the sundeck lounge area and the refurbishment of the existing gaming room bar.</p>
<p>The new entry / dance floor was completed with trowelled on epoxy and the existing timber floor to the Sundeck lounge was revamp and polished. New bi-fold windows/ doors to the dining room introduced natural light to the area.</p>

<p>Glenzeil commenced the 9 bed extension to the existing Mental Health Unit at Wacol for QLD health in January 2010.</p>
<p>Located at Orford Road, Wacol, the work comprised of a single story addition of 9 beds with access to the enclosed roof area for secure services access and a roof top mechanical plant area.</p>
<p>The facility also includes ancillary room for nursing staff, kitchen, consulting room, activity rooms and quiet room.</p>
<p>Specification requirements included a secure building envelope including reinforcing mesh to all ceiling areas and core filled block walls to the three high secure bedrooms.</p>
<p>External work included high security fence, low height fences, new reinforced concrete access driveway, external courtyards, concrete pavements, irrigation system, landscaping, security access control system, external security cameras and lights.</p>

<p>The Beenleigh Police Station project is underway and involves the extension and refurbishment of an existing Police Station. Under normal circumstances this would be challenging, however there have been many factors that add to the projects complexity.Firstly the Police Station is operational 24 hours a day, 7 days a week, which requires multiple stages and a great deal of communication with the client to programme the construction works.</p>
<p>Secondly the extension involved the creation of a Communications Room and Major Incident Room. The Communications Room includes 36 workstations with between 4 &amp; 5 computer screens each and approximately $1 million worth of communication and data equipment.</p>
<p>Finally the project shares a car park with the Beenleigh Magistrates Court, and needless to say we are very grateful for their patience. Glenzeil are extremely happy to be providing this much needed facility to the Queensland Police Service and appreciate the service that they provide.</td>
